For your sake, I would STRONGLY recommend consulting an attorney, at the very least. Because you’re the buyer, you have a lot more at risk in a real estate transaction than the other party. In some states, any exchange of real estate REQUIRES the presence of an attorney at some point during the settlement.

You can’t require a seller to use a real estate agent, since the seller usually pays commission fees, but maybe the seller would agree to pay a discounted commission so that you can be represented by a real estate agent. If the seller isn’t willing to do this, I’m not sure I would proceed with the purchase. It may be that the seller just doesn’t want to spend the money–but, what if the seller is trying to rip you off? How would you know?

I would always urge a buyer to find a qualified professional to represent them in such significant financial commitments.

What are my financing options available at the time of a sale of realestate property to compensate for monies owed mortgage company due to falling appraised value of the home? In other words, price/sale of home will not pay off the outstanding mortgage balance. Thanks.

You will have to ask the lender if they can do a short sale or personal, unsecured loan if you wish to sell your home for less than what you owe on it. Those are your two options.

If you’re already under contract to sell your home, you’d better start making some phone calls ASAP and have your Realtor help you with this.

There is not going to be a company that buys their clients homes, especially since they can not control if you sell it or not. The homeowner sets the price, controls the condition, etc, it could be IMPOSSIBLE to sell and meet your expectations.

Anything will sell if the price is right. Unfortunately in today’s market you may be expecting a lot more than people are willing to pay. For example, if you listed your house for $100, someone would buy it today. Somewhere between where you are currently listing and $100 is the right price for today’s buying market. The trick is finding the right price.

That would probably be a highly unlikely scenario. If the government foreclosed on a property due to the property taxes being unpaid, then it would be put on the market for what it was worth, or perhaps a bit less….not for just the amount of the taxes. Besides, the property taxes would probably be substantial, and the property wouldn’t be kept up….after all, if the owner didn’t have the money to pay the taxes, therefore they probably didn’t have money to keep up the property.

Don’t listen to the people that tell you to stay out of the biz. They are either pessimistic or they don’t want added competition. Here’s the thing, if you are good, it doesn’t matter if the market is up or down, as long as you are better than the competition.

I got my license through Allied Business schools and took a lot of practice exams. When checking my answers, I made sure I understood why I got certain questions wrong so that I could learn from those mistakes.
