I just took the NYS sales agents test, and i want to know when i should receive the results

I have heard through the grapevine that it tales 3-6 weeks for the results./

I need free Real Estate sales website much better than Zollow, RealEstate or Coldwell Banker.?

It should be user-freindly and efficient. It should provide data for large area on the map for last year sales, details of the houses, taxes… The above websites are too primitive…

I have signed a realestate contract with a agent to sell my house i have a 3rd party that wants to buy my house can i take his offer or am i committed to the agent and let my house get auctioned off?

If you are in foreclosure, and if you have a real estate contract with an "agent" (listing broker?), and if you are negotiating directly with a potential buyer — you have major legal issues that cannot be answered on Yahoo Answers. We do not have the documents, do not have all the details and (even if we did) could not give you legal advice.

Therefore, you MUST contact a competent attorney immediately. Have a consultation on Monday morning — and bring _ALL_ your contracts, foreclosure notices and other documents.

Houses for sale after reposession?

I require information of where I can find Realestate that is for sale after banks have reposessed housing. Obviously the banks must somehow recoup their losses.

when banks take back a home they put it up for auction at the court house of the county its located in.
it is open to the public. Be aware most banks or lenders will have a rep there bidding with you in other words the lenders rep will bid against you to get the price they want! because the lender owns the property they only have to pay the doc stamps and tax and not the auction price. if you win the bidding you will have till the end of the bussiness day to pay in full. personal checks not accepted! so be prepared to have money in the bank and after the bidding get a cashiers or certified check for that amount form your bank.

a little foot note for you if you are considering this i give you this advise stik to getting homes close to you in your county!
you have the best idea of good areas and bad ones. a rule of thumb most investors use is no more than 30 min form thier home 1 hour max!

Hi, I am a stay @ home mom with some college education.I am in my early thirties and am looking to start a career.Real Estate sales seems like a great way to get back out into the work force on a professional level.I know that the economy is horrible right now, but have any of you had any experience in RE sales & if so did you like it?What do you think?

Personal experience:

It’s harder than people think. You don’t just run around showing houses. Most of your time is spent either looking for clients or working with the clients you have. You need to understand supply & demand, how economic conditions affect the housing market. You need to be creative and a problem solver. You need a thick skin. Unfortunately, some people equate real estate agents with used car salesmen and will give you nothing but a cold reception. You will hear NO far more than YES.

It can take a year or more to make a dime, even though you’ve paid for your classes, licensing, professional dues and marketing costs. This is why 80% of new agents quit in the first year.

Can you devote 60 hours a week to this? It literally takes that much time, working 6-7 days a week to find new clients and to take care of the ones you have. You’ve probably heard it’s a flexible schedule, and it IS. You need the flexibility to be available when your clients need you. It’s not the other way around. You’re not available, you lose sales.

Your best bet would be to call some brokers in your area and ask to meet with them so they can discuss what’s it really like with you. They may even give you the chance to shadow a real agent.

As an investor, I always ask what the notes are (including taxes and insurance) and what the outstanding mortgage balance is. If the seller is unwilling to divulge this information, it’s obvious that this is NOT a motivated seller and I’m on the phone with someone who is not a prospective client.

I make at least two offers on a property. One, an all cash offer won’t be affected by the balance or the note, because it’ll be 70% of Full Market Value (FMV) minus the repairs. If you owe more than that, you probably won’t sell it to me (some do, however to avoid foreclosure).

I’ll make you a FULL PRICE offer if you’ll keep your existing financing in place while I get one of my buyers qualified to refinance and cash you out. In that case I need to know the monthly payment in order to see if I can even get enough from my buyer monthly to cover the note. ARMs and other bad loans make that difficult sometimes. In those cases the seller may be willing to continue paying a portion of the payment until the refinance occurs. They’d prefer to pay $500/ mo instead of the $1800/mo they now pay.

It always depends on the seller’s motivations.

You could become an assistant to an agent. Agents are independant contractors, and are therefore not employess that recive standard paychecks. I’m sure your broker wouldn’t mind holding you commission checks and cutting them up weekly. I know I wouldn’t mind. I’d happily put your earnings into an intrest bearing accout and cut you a draft from it every week. You make what money you earn, you are after all a sales person. Try stepping up your selling a bit, you’ll get morre that way than you can on any weekly pay job. Or maybe just find a diffrent career.
