What is the current condition of realestate market around the world?

As everyone knows that current world crisis have disturbed economical condition of every country. But now the recovery is being seen. now i wanna ask that have realestate market started to flourish espasially in UAE, US and other big realeste markets?

There is no unified world wide real estate market. When you buy a property it is worth what it is because of its location. The jobs in that area- the laws- the government incentives- and hundreds of other things.

Even within a small shopping center the value of one store front is much different form the value of the next because of a little better location.

The Team positions in real estate?

Lets say im the investor. Who plays the most important position on my team in the business? Is it the Realestate lawyer, the broker or the accountant or the bank? Im tryng to get and understanding of the priorty rolls of this positions in the order of whose most important in the relationship with me the investor and maybe some insight on cost difference between them.

Let me tell you about the people I consider important on my team I have 3 businesses by the way a tax deed and lien investing business a rehab business and a rental business.
Here are a list of people on my team
Lawyer
CPA
Managers
Foreman= runs my rehabs
title company
appraisers
inspectors if you use them
government people can be important too like the building inspector,zoning board people,gov officials in charge of you getting the ok to do project, political people become small % partners can help slam through the most difficult projects
bookkeeper.
general labor: works to do unskilled labor like clean up and painting and makes simple service calls, may also be called maintenance
realtor if you use them
broker or banker if you need them
private money lender or hard money lender if you needed one
advertising firms: to move your reale state and get it sold
Marketing person in your business if you have one hired on.

Sub contractors to include the following below
a) heating, cooling guy
b)electrician
c) plumber
d) concrete,excavation guy, also does landscaping
e)rooto rooter= they unplug the plumbing lines when they freeze or clog up different then plumber
f) some might use roofers and siding people I keep that in house but ill just say rough framers and finished carpenters just to be on the safe side
g)Distributors of building materials and other important suppliers
h) such specialty shops like window repair,or hardware store or other places that fix equipment you need.

In my business I needed a good lawyer, foreman ,managers,CPA, book keeper because the rest of my parts where interchangeable. A good group of these people can really make life a lot easier. The larger your business grows the more parts to your team that need to work well.
A general labor guy that screws up a small drywall project probably wont hurt you as much as a lawyer can on a realestate case. So you see what I am talking about.
I hope this helps you out also for ever person or persons and skill i have listed i might have 3 backups on the list.
If the plumber screws up or doesn’t show up you got to have a back up plan! You are the ceo and when your business grows large enough you may consider people on your team like an operations manager or a marketing manager that manages teams of other professionals.
The key to the team is to let them run the business so you can stay creative and keep building your business. The team must bring in there part of the profits to make it all make sense. Watch the team close and as it grows your leadership skills must grow too. The complete role of your team is important just like in football if a lonely corner back takes a play off the touchdown the other teams receiver can mean a loss for your team. This is the Ceo’s job to make sure his team is effectively moving forward towards the objectives of the business in there goals to serve or and make profits while doing so and also make the right adjustments along the way when needed. CEO must understand everyones job , while you don’t know necessarily how to do those jobs you do need to understand when that part of the team has produced or not produced results. Also to understand what impact moving forward your changes will make in your business. I hope this helped.

Can you sue a business for lowering your property value?

My neighborhood was a quiet place with restrictive covenants. A business next to our neghborhood expanded to within 20 feet of my property and put a truck repair shop that works sometimes up till 10:30 at night . We have to hear air compressers run 24 7 , 18 wheelers pass within 30 feet of my bedroom and they call each other over an outdoor intercom system that you can hear for three or four blocks . A realestate agent told me i will never be able to sell like it is

Petition your county to have your home designated commercial. Then sell for about twice what it’s worth. P.S. Your agent is an idiot. You’ve literally just hit a financial jack pot.

Has anyone used my FSBO for home sale documents? We are not using a laywer or realestate agent to buy a house.

For your sake, I would STRONGLY recommend consulting an attorney, at the very least. Because you’re the buyer, you have a lot more at risk in a real estate transaction than the other party. In some states, any exchange of real estate REQUIRES the presence of an attorney at some point during the settlement.

You can’t require a seller to use a real estate agent, since the seller usually pays commission fees, but maybe the seller would agree to pay a discounted commission so that you can be represented by a real estate agent. If the seller isn’t willing to do this, I’m not sure I would proceed with the purchase. It may be that the seller just doesn’t want to spend the money–but, what if the seller is trying to rip you off? How would you know?

I would always urge a buyer to find a qualified professional to represent them in such significant financial commitments.

I am freaking out about this house right now?

Ok so heres the story. about a month ago i found this house i absolutely love and when i went to get info on it and possibly put an offer on it i was told it went in to escrow and it was very rare for peoples loans to fall thru at that point and have the house open back up so my realestate agent basically told me that house was hopeless and keep moving. the house also went "inactive" on the website i found it on.
so kept looking for a house and nothing has compared.

but just a few minutes ago i was sent an email saying one of my saved home listings had been updated. i looked to see what home.. and there i was the house that was hopeless to get.
i researched it on another website and there it was….
im trying real hard not get my hopes up.

do you think the home is actually for sell again?
this seems to be a sign that this is supposed to be MY home

also me and my boyfriend make about 3000 dollars a month and dont have much debt do you think we can afford a 88 thousand dollar house? we both have pretty good credit scores also

There may have been family problems too so that the house couldn’t be sold until all the heirs agree. All I can tell you about buying a house, is that you don’t want to get too enthused so that you inspect it very very carefully and be sure it is worth the $. Have all the right inspections done and look for damage and check out the neighborhood. $3000 is not a lot of money when it comes to home ownership. They cost a lot and there are always repairs and some can be extremely expensive. Be sure you don’t get in the mess so many others are and buy something you really can’t afford. Anything can go wrong in your life like lose your job, have health problems, bad car wreck and then there is the weather problems like hail damage, tornadoes and hurricanes and all of that. Be sure you have enough $ to tide you over a pretty good time . . .like six months saved up and then a good savings account for when the house needs fixing, and then a tidy down payment. Without all of that, don’t buy a house. Nothing is worse in a relationship than to be short of money so that you have to constantly worry about how you are going to pay the bills and then you want to have enough to have some fun and you need to be saving on a regular basis. Plus you are moving in with no commitment from your bf. What happens if you break up? Protect yourself very carefully. . .always. . . .Good luck!

If I become a realestate agent how many years before I am making $50,000/yr?

I would really love to change careers and realestate has always interested me. I have a high school diploma and have operated a successful home based business for 12 years. I am afraid it will take years to make any money in realestate in London, Ontario, Canada. Any one have any input to help me make my decision?

You can make the 50k right away, even in your first year! It all depends on how many houses you sell. Sure when someone is looking for a realestate agent they look for experience, but not always. Right now its not a good time to go into realestate because the market is so down and it doesn’t look like it will increase in the near future. I’m sure you can get 50k in your first year but its not an easy job, you must work hard and let a lot of your time go towards your clients, its not like you have work hours and personal hours like you do in some other careers. Good luck in what you choose.

I heard about a good auction at 777 Punchbowl. Do you know a useful website for current information about that? How did you get in?

For Sheriff’s Sales, foreclosures, tax sales and judicial sales as well as any other sales a county or state may have, you’re going to discover every county in every state/province/territory operates and does things a little differently than the one next to it – even when its in the same state or province.

It requires LOTS of time and diligence.

This is what I learned:

The best suggestions I can offer:

For the work which NEEDS to be done BEFORE the sale, there really isn’t any website.

1] Go to your county court house to the Sheriff’s Office. You might even be able to get the info you need on-line BUT there may be a charge for the on-line access.

2A] It doesn’t make any difference whether you live in a large city or a village/borough, make the investment of time to go to the County Court House or City Hall. Visit the Recorder of Deeds Office/County Clerk’s Office or whatever the office is referred. The names are different, but the Office’s function is the same: to record ALL REAL property documents.

The ladies and gentlemen in the City Hall or Court House are there to help the folks who come there to do business and take care of various matters about that city or county.

3A] Ask for the rules for Sheriff’s sales and foreclosures. AND ask for the information you need to participate and bid on property. Ask for a list or if they are hanging on the wall, grab one or two.

3B] JUST for practice you’ll need a specific, actual address – even if its your own, a friend or relative living in that same county or city. The property owner’s name would be very helpful. Ask an employee in that office how to research a property. Write down and/or remember each of the steps you are shown.

3C] After being shown what to do and how to do it, research the one or two properties you have at the Recorder of Deeds Office/County Clerk’s Office.

If you get stuck, ask for help.

4] If you are able to do the research, attend AT LEAST 3 of those Sheriff’s Sales. You aren’t going to bid on any property. You aren’t going to buy any property. You are there STRICTLY as an observer. You want to see how the process works.

5] At the sheriff’s sales and foreclosures, you’ll probably see the same faces at sale after sale.

Offer to take one of those folks to lunch or dinner and discuss your intentions.

i know to you that it may sound like a stupid question but i just realized that i wanna be a real estate agent . im trying to learn every thing i can about realestate while im still in my teenage years thanx

Not a stupid question at all. Yes, in many states the broker can act as a buyer or seller’s agent. In fact, think of a broker as being qualified by the state to represent clients on the purchase and the sale of property along with the ability to also manage other agents and review contracts.
